Finally bought a condo...Look for better things to come for my Max

I'll be moving out of the ghetto soon and I'll be adding looks to the Max. I promise to put on a good show. Stay tuned!!!

I was thinking of buying one for "rental income," but then there was a clause in the mortgage, some certificate of all risk insurance and the whopper was the condo association. The mortgage would be $249/mo but the association fees were $230/mo! That's what really ***** about condos, the fees, and then they have the right to charge all the owners for "improvements." But it sure beats renting, no if ands or buts. Good luck!

Of course we'll all be waiting for your house warming party invites!

Congrats on your purchase Deez. A condo or house is next on my list as well. I'd prefer the house over the condo, but there freakin expensive here in Bergen County.

OT: Your mortgage would be $249 a month?????? I'm taking about 2 mortgages to avoid PMI. Total costs - around 1200 a month, but the place is beautiful.

Confused: No garage but there are people there with Benzes and Bimmers so I won't have to worry much.

njmaxseltd: Do it while you can. I just jumped in and finally found the place I wanted. I figure with the money I can save when the place appreciates, I'll be able to invest in a turbo and some othe good things. You can't lose when owning property now a days. Livig space is in demand bigtime. It's like 30 miles from Boston but all of my other expenses are dropping. My auto insurance for the Max and the Accord here in Boston is $2050. In the town Franklin where I'm moving to, it drops down to $1300.

Lime: No doubt. I have springs and AGX's put away for next Spring.

Yeah, believe it or not this condo would have been 45,000, I was gonna put 20% down and rent it out for about $900/month. My friends said it's risky because those condos were 75g's 3-4 years ago. It's what happens when it goes downhill. So I decided not to do it, and the association fees were the icing on the cake.

Yeah, 80/10/10 isn't bad to avoid PMI. You have the option of paying off that 10% early so I think it's smart. Some fakey mortgage co's who can't give a good rate on the 10% (today might be around 7.375 on the 2nd loan and a cheesy place will quote you 9%) try to tell you PMI is ok. WTF when's the last time you drove on a highway and tossed $80 a month out the window for nothing???

Good luck, based on your mortgage amount I'm sure it's a nice place!
