I've had friends buy a fixer-upper house at 40% of market value and have the investment go south because alot of time and money was required just to get it up to snuff (homes with no toilet, kitchen, plumbing, needing masonry work, pointing, etc.). Alot of people are doing FHA which makes it stricter on the seller (railing x feet above ground etc.) and costlier too. Long story short, very rarely is anybody giving anything away, so your edge has to be the skill and the time (ie you can bring something to specs faster and cheaper than someone else--someone else is usually the pros), otherwise steer clear. Good luck if you decide to give it a try.
