water leak from the exhaust pipe, is that serious problem?

hi, I am buying a used car. after i turn the engine on for couple minutes, i saw little water leak from the exhaust pipe. the position is right in the middle of the car. the water leak is from the joint. I don't hear no noise though. engine sounds good too.
also, the exhaust tip looks rust.
I am not a expert mechanic, just from my driving experience.
what is the matter of the leak, how much to fix it?

If it is gone after a few minutes, the water leaking from the exhaust is probably just condensation.
If it's dripping from the middle, it sounds like the exhaust system has holes in it. I would bet that the system behind the cat back needs to be replaced; mabye more. You should have it inspected by a competent mechanic and take this into account when negotiating the price.

it's probably leaking right after the catalytic converter, which is most prone to rusting (along with the muffler). Have it checked (or jack up the car and look). It'd cost around $150-200 for the cat, plus $50ish for labor.
