Update: The buyer is from PA and had a local friend come to check it out last night. He liked what he saw, called his friend; we negotiated a price, and is supposed to come over 5/7/07 to complete the deal. I asked for a cashiers check. Is there anything I should be skeptical about?
hm.... i would make sure the check is legit by heading to the bank with the guy. (make sure you meet him during bank hours)
make sure you draft a sales agreement claiming everything you told him is 100% legit and no returns will be accepted.

+1 on the sales agreement/bill of sale - its something that often gets overlooked. I know Quicken used to have a program that would help draft things like this with minimal fuss, but its been awhile since I have done it.
A true cashier's check is the only way to fly - but I second the recommendation of heading to the bank with the buyer. They should also be able to notarize your bill of sale and the title should the buyer need it.
